The Go-To hub in town for people from all walks of life, the client wanted a central F&B- retail complex as part of the master plan comprising of high- rise commercial office building spread over 11Acres. The requirement was for it to be easy and comfortable to be able to be adapted by regular residents and office goers from the surrounding. At the same time like any investor, costing could not be flamboyant and rentable areas maximised.
An unconventional plan was realised comprising of all circulation spaces to be free of F.A.R. such that 100% F.A.R. could be rentable hence profitable for the client. This also offers the benefit of eliminating H.V.A.C. loads which conventionally form a large component of the annual electrical consumption. Natural light and ventilation are key to this design. The elevation is an amalgamation of plenty of industrial wastes, complementing the surroundings that largely comprise of old and new industrial building. Fly ash bricks, COR-ten steel, local Indian stone, waste tiles form the external material palette. The popular ‘Form follows Function’ norm allows for the south orientation of lower floor plans accommodating flexible modules for rent for a range of popular eateries. The fine dines and pubs find space in funky brick kiln appearing Industrial sheds on the top floor terrace, complete with access to outdoors. The rear façade facing the existing office buildings allows for a lively green fence, pleasantly uplifting the view of the service alley.
